Exterior Painting on the Georgia Coast: What Salt Air Does to Your House

If you own a home in Brunswick, on St. Simons, Sea Island, or Jekyll Island, you already know that exterior paint does not last here the way it does two hundred miles inland. Salt air settles on every surface. Humidity keeps wood damp long after the rain stops. And the sun works on the south and west faces of your house every single day.

That combination attacks paint in three ways at once. Salt crystals work into any gap in the finish and break the bond between paint and surface. Trapped moisture pushes from underneath, which is what causes blistering and peeling sheets of paint. UV exposure breaks down the resin in the coating itself, leaving that chalky residue that comes off on your hand when you touch the siding.

Here's the part most homeowners don't hear: almost every early exterior failure on the coast is a prep failure, not a paint failure. Paint applied over mildew will not bond. Paint applied over chalky old finish will not bond. Paint applied over bare, unprimed wood soaks in unevenly and lifts at the first hard rain. The coating can be excellent and still fail if what's underneath it wasn't ready.

A proper coastal exterior job looks like this. First, the entire house gets pressure washed to strip mildew, algae, salt residue, and chalking. Then loose and failing paint is scraped back to a sound edge, damaged or rotted wood is repaired or replaced, and every joint, seam, and gap around trim and windows is caulked. Every bare and repaired surface gets primed — not spot-primed, fully primed. Only then do the finish coats go on, and they go on at full thickness rather than stretched thin to save a gallon.

Timing matters too. Painting in the middle of a humid afternoon, on a surface still damp from morning dew or an overnight shower, traps moisture under the film. We watch the weather and the surface, not just the calendar.

Done properly, a coastal exterior repaint should give you many good years before it needs attention again — and when it does, it'll need a wash and a recoat rather than a full scrape-down. Done badly, you'll be looking at peeling trim by next summer.
